The private town Samana vision
The concept was as ambitious as it was appealing. Marek Zmysłowski and Samana Group presented investors with a vision of Nomad City — a fully self-contained private town in Samaná, Dominican Republic, designed specifically for digital nomads, remote workers and international investors seeking a Caribbean lifestyle.
The private town concept included:
- Over 1,000 residential units across multiple phases (Nomad City 1, 2 and eventually 3),
- Full urban infrastructure: roads, utilities, community spaces,
- A self-governing, self-sufficient community model,
- Ocean views and tropical surroundings near Monte Rojo,
- Institutional-grade investment structure via the Samana Landbank Trust and crowdlending.
The vision was detailed, polished and compelling. It attracted investors from Poland, the United States, Spain and Argentina. It generated over $13.5 million USD in investor capital.
The reality: a private town that does not exist
Despite years of fundraising and a sophisticated marketing operation, the private town near Samaná remains largely unbuilt. According to our investigation:
- No officially approved Dominican Republic construction plans for Nomad City have been confirmed by independent sources,
- No completed residential buildings exist on the site near Monte Rojo,
- A local eyewitness who regularly passes the site reports: “The construction site is dead. The same two or three people walk around it. Nothing is happening there.”
- Multiple investors report that the same plots were sold to more than one buyer,
- An American investor paid over $150,000 USD and was subsequently told she had “not purchased any property, merely reserved a plot.”
Marketing tactics that built the private town narrative
Understanding how the private town concept was sold is important for any potential investor who encounters similar pitches in the future. Samana Group used a consistent set of techniques:
- Lifestyle marketing: glossy imagery of tropical life, digital nomad freedom and financial independence,
- Social proof: endorsements from Polish industry figures including Piotr Baran, appearances by Yaritza Reyes Zmysłowska on Polish television,
- Institutional framing: the use of a Swiss ISIN number for the Landbank Trust to imply bank-level security,
- Urgency and exclusivity: presentations at exclusive events in Warsaw, Miami and New York,
- Personal guarantees: Marek Zmysłowski’s personal guarantee backed by “all my assets.”
Nomad City 3 — launching a new phase while the first is unbuilt
One of the most troubling developments reported by investors in July 2026: while Nomad City 1 remains unfinished and investors await repayment of loans and return of reservation fees, Samana Group has launched a new website featuring a Nomad City 3 tab.
The pattern is clear to many observers: as one fundraising cycle exhausts itself, a new one begins — under a new project name, with new marketing, attracting new investors whose capital may be used to service the obligations created by previous fundraising rounds.
Is Nomad City 3 meant to build a private town? Or to fund the obligations left by Nomad City 1?
Warning to all potential investors in the private town Samana concept
Before committing any funds to Samana Group, Nomad City, or any related project marketed as a private town or community in the Dominican Republic, we urge you to:
- Independently verify the existence of approved Dominican construction permits,
- Visit the site near Monte Rojo personally or hire a local representative to verify construction progress,

- Contact existing investors who are listed as references — and ask them privately, not through Samana Group-organized channels.
